If you haven't read Part One of this post, you should start there. Here are the next few tips in the process of shopping for a new home in a smarter way.

Look at Models that Fit Your Needs

After you have spent time looking for a builder in your area and you have decided between custom or production homes, it's time to look at models. This can be a fun process and you will be able to get a feel for how your home will be laid out.

The main goal of walking through a model home is to get a sense of how the builder designs and constructs the homes. You will be able to see the quality of workmanship and the layout of the home without trying to picture it from a blueprint.

Figure out a Timetable

After you have toured a few model homes and you have narrowed it down, it's time to create a timetable. Most builders can create a production home within 90 to 120 days, while custom homes may take longer. Make sure you choose the option that will fit with a comfortable time table for you.

Talk to the builder to get specifics on how long each home may take for a complete build.

Choose Your Floor Plan

When it comes time to choose the floor plan for your new home, think about what you might want or need five years from now. If you plan to add to your family, you may want different features in five years than you want now. These features should be incorporated so that you still love your home as your family grows.

Consider the Lot

Your new home isn't just the home. It's also the lot the home occupies. Make sure you get enough space and you get a lot that is right where you want it to be. Consider the streets closest to your new home and how large your yard will be once the home has been built.

Explore your Options

You have many options to personalize your new home. Make sure you explore all the upgrades, features and other options before signing the final contract. You want to get as much as possible out of this home because you will probably live in it for many years.

Now, you can relax and let the builders take over as they create your new home. As you go through the process, make sure ask questions and do everything you can to ensure you get the home you have been dreaming about.
